It is absolutely vital that buyers form a good impression of your home from the moment they drive up.  The old adage of “you only have one chance to make a good first impression” is never truer than in real estate.  That first impression colors the way buyers perceive the rest of your home, and will significantly impact the price they may be willing to pay.  Here are some proven suggestions to help enhance your home’s appeal:

>> Exterior

·         Cut and trim the lawn, prune shrubs, weed flower beds, dispose of debris

·         Make sure the roof, gutters and downspouts are in good repair

·         Repair fences and gates, paint if necessary

·         Wash the windows, replace cracked windows and torn screens

·         Clean the front door and porch, a fresh coat of paint is preferable

>> Interior

·         Clean the walls and woodwork; a fresh coat of neutral paint can work wonders!

·         Clean thoroughly; the kitchen and baths should sparkle; make sure the dishes are done, beds made and everything is put away

·         Open curtains and drapes; the home should be well lit

·         Rugs and carpet should be freshly cleaned or replaced, floors waxed

Many buyers want to make their own improvements and imprint their own style on their new home.  Sell them the “potential” of the home at the price they can afford.

·         The time, effort and limited financial investment you make in preparing your home for sale will absolutely make your home more marketable and give you a competitive edge.  Homes that convey pride-of-ownership are sold first, and frequently receive the best offers and highest price.
